Terms of Service

1. Acceptance of these terms

By creating an account or using RentMySpace.LK you agree to these Terms of Service and to our Privacy Policy. If you do not agree, do not use the site. You must be at least 18 years old and able to enter a binding contract.

2. What RentMySpace.LK is

RentMySpace.LK, operated by L. Mahagamage, Maharagama, Sri Lanka, is an online marketplace that lets hosts advertise spaces and lets renters find and contact them. We are not a party to any rental agreement between a host and a renter, we do not own, manage or inspect the listed spaces, and we do not guarantee that any listing is accurate, safe, legal or available. Any rental, its price, its conditions and any payment between host and renter are arranged directly between them.

3. Your account

• Give accurate information and keep it up to date.
• Keep your password confidential; you are responsible for activity under your account.
• Tell us promptly at the email below if you suspect unauthorised use.
• Do not operate extra accounts to evade a suspension or to manipulate reviews.

4. Host responsibilities

If you list a space you confirm and agree that:

• You own the space or otherwise have the legal right to rent it out, including any landlord, owner, or association consent that is needed.
• Your listing — description, photos, address, price, capacity, amenities and availability — is accurate, current and not misleading, and photos are your own or you have permission to use them.
• The space and your use of it comply with Sri Lankan law, including safety, fire, planning, licensing, tax and any permits required for the activities you allow.
• You will honour confirmed arrangements, respond to renters in good time, and deal fairly with them.
• You are responsible for your own taxes and for any insurance you need.

5. Renter responsibilities

• Review the listing carefully and confirm the details with the host before you commit.
• Use the space only for the agreed purpose, within the agreed capacity and times, and leave it as you found it.
• Pay what you agreed and follow the host’s reasonable house rules.
• You are responsible for any damage you or your guests cause and for complying with the law while using the space.

6. Prohibited content and conduct

You must not post or do anything that:

• is false, misleading, fraudulent or impersonates another person or business;
• is unlawful, obscene, hateful, threatening, harassing or discriminatory;
• infringes someone else’s intellectual property or privacy;
• lists a space you have no right to rent, or a space used for illegal activity;
• contains malware, scrapes the site at scale, or interferes with the platform or other users;
• takes users off the platform to avoid listing fees or to defraud them; or
• posts fake or paid-for reviews, or reviews not based on real experience.

7. Listing review and removal

New listings and reviews are reviewed by our team before they appear publicly. We may approve, reject, edit, hide or remove any listing, review or message at our discretion — for example if it breaches these terms, is inaccurate, is reported, or puts users at risk — and we are not obliged to give a reason, although we will try to where appropriate.

8. Fees and payments

Browsing and searching are free. Hosts may be asked to pay a listing fee when one is switched on for the platform; the amount is shown before you pay, and payment is made through PayPal under PayPal’s own terms. If we introduce or change fees, we will update these terms and tell you before they apply. Payments for rentals are arranged directly between hosts and renters and are not processed on the site; they are entirely between those two parties.

9. Suspension and termination

We may suspend or close your account, and remove your content, if you breach these terms, misuse the platform, harm other users, or where required by law. You may stop using RentMySpace.LK at any time and may ask us to delete your account by emailing us. Sections that by their nature should survive termination (such as liability limits and governing law) will do so.

10. Intellectual property

The RentMySpace.LK name, design and software belong to us or our licensors. You keep ownership of the content you post, but you give us a non-exclusive, worldwide, royalty-free licence to host, display, reproduce and promote it on and in connection with the platform. You confirm you have the right to give that licence.

11. Disclaimers and limits of liability

The platform is provided “as is” and “as available”. To the extent permitted by law, we make no warranty that the site will be uninterrupted or error-free, or that listings, users or content are accurate, safe or lawful.

To the extent permitted by law, RentMySpace.LK is not liable for any loss, damage, injury, dispute or cost arising from a rental, from the conduct of hosts, renters or other users, from the condition of any space, or from indirect or consequential loss such as lost profits or lost bookings. To the extent permitted by law, our total liability to you for any claim is limited to the fees you paid to us in the 12 months before the claim. Nothing in these terms limits liability that cannot lawfully be limited.

To the extent permitted by law, you agree to indemnify us against claims arising from your content, your listing, or your breach of these terms or the law.

12. Disputes between users

Hosts and renters should try to resolve disagreements directly. We may, but are not obliged to, help by passing on messages or by removing content or accounts. We do not act as arbitrator and do not guarantee any refund or outcome.

13. Governing law

These terms are governed by the laws of Sri Lanka, and the courts of Colombo, Sri Lanka have jurisdiction over any dispute arising from them.

14. Changes to these terms

We may update these terms from time to time. The “Last updated” date shows the latest version. If you keep using the platform after a change takes effect, you accept the updated terms; for material changes we will take reasonable steps to notify you.
